Stone house in the heart of the old town in Bansko/pedestrian area/ - cozy and unique, with a development perspective and a reconstruction project for a small family hotel with a built-up area of 395 sq.m., consisting of: Basement with a built-up area of 101 sq.m - hall (fitness), sauna, storage for products with basement, boiler room with fuel storage and stairwell; First floor with a living area of 103 sq.m - Reception (entrance lobby), commercial area - shop, two-room apartment with terrace and stairwell; Second floor with a living area of 122 sq.m. - Three rooms each with bathroom, toilet and terrace, one-bedroom apartment with terrace and stairwell; Third floor with a living area of 69 sq.m. - a room with a bathroom and a toilet and a studio with a terrace, lit by skylights and snuff boxes.
The currently existing house is a cultural monument located in the ancient city core of Bansko. The house is massive, on two floors and can be used for living in this form as well. With a PUP made, it can also be turned into a small family hotel, preserving the old elements - stone wall, windows, original entrance. The adaptation for a family hotel requires a STB construction and a new stairwell. There is an agreed and approved project - part structural and architectural, from the National Institute of Civil Engineering.
The old house can be restored or added/over/built by re-grouting the stone walls, santrachi and the hut-entrance using the elements of Banska architecture and preserving the atmosphere of ancient coziness and harmony of the house, as well as the characteristic rhythm of Banska street architecture.
The amendment is allowed. There is a design visa and ready-made investment projects for the construction of a small family hotel with a cornice height of 8 m, as well as a permit
to completely demolish the house and preserve the facade during remodeling and upgrading.
